Our Story

From a hillside off I-79 to the region's most dynamic address.

Southpointe wasn't found — it was built.

THE 1980s
It started with vision.
Rod Piatt and Jack Piatt (Millcraft) had the vision — partnering with the Redevelopment Authority of Washington County to build Southpointe.
1997
Horizon Properties Group is founded.
Rod Piatt builds on one idea — live, work, play.
2004
Master developer of Southpointe II.
Horizon master-plans the 217-acre town-center expansion — Southpointe’s most ambitious chapter.

Southpointe is the best example of our vision and capabilities.

Then

A hillside off I-79.

Open Cecil Township hillside — Southpointe II before the first road was cut.

Sitework

We carved out the community.

Roads, grading, and pads — the infrastructure of a community, built parcel by parcel.

Vertical

Steel went up.

Class A office, hotels, and shops rose floor by floor across Southpointe II.

Today

A town center, alive.

Shops, restaurants, festivals, championship golf — the most dynamic address in the region. This is what Horizon builds.

The development timeline

The milestones that built the park.

1994
Southpointe Golf Club opens — championship golf comes to the park; today part of the Horizon portfolio.
1997
Horizon Properties Group is founded by Rod Piatt — built on one idea: live, work, play.
2004
Named master developer of Southpointe II — a 217-acre, ~$200M expansion across three plateaus.
2008–2011
Global headquarters delivered in the park — CONSOL / CNX, Range Resources, Noble Energy. Two-time NAIOP Developer of the Year.
Today
An 811-acre live-work-play community — the most dynamic address in the region.
Our founder

Built on vision. Driven by excellence.

Horizon’s story starts with our founder and CEO, Rod Piatt — a certified public accountant and a fixture in regional development. Long before Southpointe became the economic engine of Southwestern PA and the Greater Pittsburgh Region, Rod saw the potential in this landscape, turning an ambitious concept into more than four million square feet of Class A office, town-center retail, and hospitality.

By pioneering the live, work, play philosophy long before it became an industry standard, Rod didn’t just construct buildings — he architected entire economic ecosystems that still draw global enterprises to the region. That vision made Horizon a force in commercial and hospitality development, and his enduring legacy is a culture of partnership and integrity that carries into the next generation.

Who we are

We own, build, lease, and operate.

A full-service, vertically integrated owner-operator — and multiple-time NAIOP Developer of the Year — we've built global headquarters for publicly traded companies and leased everything from mom-and-pop shops to institutional-scale projects. Hotels, restaurants, retail, office, a private golf club: there is simply nobody like us in the market.

Southpointe

Live. Work. Play.

Live, Work, Play has been our North Star since day one — and Southpointe proves it. Publicly traded headquarters. The shops and restaurants of Southpointe Town Center. Nate’s Chop House and the AC Hotel by Marriott. Summer festivals and championship golf. It’s where the region does business — and where it wants to be at the end of the day.
